How the home sale proceeds estimate works

The calculator starts with the expected sale price. It subtracts estimated selling expenses, then subtracts the mortgage payoff and other liens. An optional property-tax adjustment is either deducted or added based on the method selected. The result is an estimate of cash to the seller—or a shortfall the seller may need to cover.

Seller net proceeds

Sale price − selling expenses − debt payoffs ± tax adjustment

Selling expenses include the compensation, closing costs, concessions, preparation, and other costs entered above.

Equity before sale costs

Sale price − mortgage payoff − other liens

Equity is not the same as cash proceeds because transaction expenses still reduce the amount received.

Example home sale proceeds calculation

For a $500,000 sale with a $280,000 mortgage payoff, 5.5% real estate compensation, 1.5% other closing costs, a $5,000 seller concession, and $3,000 in preparation costs, estimated selling expenses are $43,000.

With no other lien or tax adjustment, estimated net proceeds are $177,000. The actual settlement amount can differ because payoff interest, taxes, fees, credits, repairs, and contract terms may change before closing.

What the break-even price means

The break-even estimate is the sale price at which projected proceeds reach approximately zero using the current percentage-based expenses and fixed deductions. It is not a recommended list price, market valuation, payoff guarantee, or tax calculation.

Understand the deductions

Costs that can reduce seller proceeds

The exact party responsible for each charge depends on the contract, local practice, state law, service providers, and negotiations. Enter only costs you reasonably expect to pay.

Professional compensation

Use the amount in the signed listing or compensation agreement. Compensation is negotiable and may be structured as a percentage, fixed amount, or another agreed method.

Closing and transfer costs

Possible charges include escrow, settlement, title, attorney, recording, transfer, HOA, home-warranty, and other transaction costs paid by the seller.

Mortgage and lien payoffs

A payoff statement can include accrued interest and fees beyond the online loan balance. Other secured loans or liens may also need to be cleared at closing.

Review these figures before relying on the estimate

Get an official payoff quote

A current mortgage balance may omit daily interest, release fees, late charges, or other amounts. Request payoff figures for the expected closing date.

Use negotiated compensation

Do not assume a standard commission. Enter the compensation and seller-paid buyer-side amount, if any, that are actually stated in the relevant agreements.

Confirm tax proration

The optional tax feature uses a simple calendar-year daily estimate. Settlement agents may use different tax periods, due dates, day-count conventions, or local rules.

Include concessions and repairs

Seller credits, inspection-related repairs, price changes, home warranties, association charges, and last-minute adjustments can materially change proceeds.

Compare the settlement statement

Before closing, review the actual seller-side settlement figures and ask the settlement professional to explain any amount that differs from the preliminary estimate.

Calculate taxes separately

This tool does not calculate capital gain, adjusted basis, depreciation recapture, exclusion eligibility, income tax, or the tax treatment of selling expenses.

If the result is negative: the estimated sale price does not cover all entered expenses and debt. Contact the lender, settlement professional, and a qualified adviser early; do not assume a shortfall can be deferred or waived.
